Selling a parent’s home · Southern Highlands

Selling a parent’s home, without it taking over your life.

A move into care, a parent who has passed, or simply a house that has become too much. Most families doing this live in Sydney or further away and are fitting it around work and their own children. We take the whole job off your plate, from sorting the contents to handing over the keys at settlement.

Count back from your date

How much time is there, really?

Pick the listing or settlement date and we will count back through sorting, selling, clearing and trades to show what has to happen by when, and whether it can be done without you being here.

A guide only, based on how we sequence Southern Highlands properties. The walk through sets the real plan. Want the full week by week version? Download the free Two Month Countdown.

Why families call us

A lifetime of items, and a deadline.

A parent’s home in the Highlands is often the house the family grew up in, held for thirty or forty years and full to the roof. There is sentiment in every cupboard, an agent waiting on a listing date and usually several siblings with different views. Our job is to make it orderly, respectful and finished.

The contents are handled properly

Every item is sorted before anything is thrown away. Family pieces are set aside for you, items with value are sold through the right channel and your share comes off the bill, and useful items go to local charities.

You do not have to be here

After one walk through, with you or with your agent, we manage the clearing, trades, styling, open homes and settlement handover and keep you updated as it happens. Many families never need to make a second trip.

One person, one plan, one price

No juggling a clearance crew, a painter, a cleaner, a gardener and an agent from another city. One dedicated point of contact and one fixed price, quoted in person, for the project management and the clearing.

How it works

What happens once you call.

No forms and no quotes from photos. It starts with a short video call, then a walk through at the property, and from there we project manage everything to your date.

Day one

Fifteen minutes on a video call

You tell us the property, the timeline and what is standing in the way. We tell you honestly whether we are the right fit and whether it can be done in the time you have.

Within days

The walk through and a fixed price

We visit, walk every room, shed and corner together, and you receive one fixed price in writing. That price does not move.

Then

Managed to settlement

Clearing, trades, styling and presentation, sequenced back from your date and coordinated with your agent. One dedicated point of contact from start to finish.

Sounds familiar?

These are the family situations we are called into most.

Mum has moved into care in Bowral and the house she lived in for forty years needs to be emptied and sold.
You are the executor, you live in Sydney, and the agent is asking when the house will be ready to list.
Siblings have taken what they want and nobody has the time or the stomach to deal with the rest.
The house is sold and settlement is weeks away with the sheds and spare rooms still full.

It does not have to feel like this. Once there is a plan with a date at the end of it and one person responsible for getting there, families tell us the weight lifts on the first call.

What we handle

Everything between now and settlement.

One fixed price for the project management and the clearing, quoted in person after a walk through. Trades, stylists and skips quote and invoice you directly at their listed prices. We take no share and no referral fees.

Your items can pay for the work.

Before anything is thrown away it is sorted. Anything with value is sold and your share comes straight off the bill. If your items outsell the bill, the difference is paid to you.

Clearing

Every room, shed, garage and under house space sorted and cleared. Family pieces set aside for you. Items with value sold and the proceeds credited to the estate. Useful items donated to local charities including the hospice op shop in Bowral. Skips are arranged and filled by us and billed directly by the skip company. Nothing goes to landfill unless agreed with you.

Trades

Painters, cleaners, gardeners and repairs scoped, booked and checked before sign off. Only trades we trust to a photography standard and a date.

Styling

Working with a property stylist so every room is photo ready and every open home shows the house at its best.

Open homes

Pre open cleaning and presentation checks, and short notice private inspections handled while the campaign runs.

Settlement

Upkeep while under offer, removalists, the pre settlement inspection and a final clean. You reach settlement with nothing left undone.

Common questions

Asked by families on nearly every first call.

BowralMittagongMoss ValeSelling a parent’s home
We live in Sydney. Do we need to be there?

Not for most of it. One walk through at the start is ideal, with you or with your agent or a family member, so we can agree what stays, what is set aside for the family and what is sold. From there we manage everything and send you updates and photos as it happens.

What happens to my parents’ belongings?

They are sorted first, never thrown away in bulk. Family pieces, photographs and documents are set aside for you. Items with value are sold through auction houses, dealers, online marketplaces and local buyers, and the proceeds come off your bill. Useful items are donated locally. Only what genuinely has no home is disposed of, and you receive an itemised statement.

Can you handle a deceased estate?

Yes. We work with executors and families regularly, and we are used to the paperwork, the timelines and the emotion that come with it. If the estate is mainly a contents sale with no upfront fee, read our Estate and Contents Sales page. If the house also needs preparing for sale, this page is the right place to start.

How long does it take to clear and prepare a parent’s home?

It depends on the size of the home and how much it holds. A long held Highlands family home usually takes a few weeks from the walk through to photo ready. When settlement is already set we work to that date. We tell you on the first call whether the timeline is realistic.

Who do you deal with, me or the agent?

You, and we coordinate with your agent. You keep your own relationship with the agent and we work around their photo day and open home dates. Many Highlands agents refer families to us for exactly this situation.

Can you quote from photos?

No. We only quote after walking the property with you, because a photo never shows what is under the house, behind the shed door or in the roof. The walk through is free, and the fixed price you receive afterwards is the price you pay.

What if the family disagrees about what to keep?

It happens in most families. Our role is practical. We sort and label, set aside anything anyone has flagged, and give you a clear list so decisions can be made calmly and once. Nothing flagged by the family is sold or removed without your say so.

Which areas do you cover?

Bowral, Mittagong, Moss Vale, Robertson and the greater Southern Highlands, roughly 25 kilometres around Bowral. If you are just outside that, call anyway and we will tell you straight whether we can help.
